Minneapolis -St. Paul Healthcare Brokerage Services Team in partnership with the development team at Paster Properities is pleased to announce anchor tenant, Entira Family Clinics, a Minnesota-based, independently owned and operated, primary healthcare group, to the redevelopment project at Phalen Village. Grocer, Aldi, will also anchor the redevelopment which sits on 2.5 acres located in an Opportunity Zone in the east metro of St. Paul at Phalen Boulveard and Clarence Street.
Entira Family Clinics has a strong presence in the east metro and maintaining this presence on St. Paul’s east side was crititcal to their culture and mission. Len Kaiser, CAO of Entira Family Clinics, is excited to anchor this new development, saying “The Phalen Village location will provide a modern clinic with updated facilities to allow us to continue providing high quality services to the East Side community patients for the next generation.” Louis Suarez, Vice President with Colliers MSP has represented Entira Family Clinics for the past several years and together they have developed a strategic real estate plan, which the new development aligns to.
The project, which has taken over five years of planning and development, was a result of the efforts between the St. Paul Housing and Redevelopment Authority, Saint Paul Economic Development Project Managers, Dave Gontarek and Rick Howden, District Two Community Council member Chuck Repke and former St. Paul City Council Member, Dan Bostrom and Paster Properties. Met Council funding was obtained for city utility relocation and for the creation of a Woonerf* along Rose
Avenue. The Woonerf can be closed off to automobile traffic for events and will allow for food trucks and community gatherings as a public plaza throughout the year. Paster Properities will also develop a “community room” building on the site for District Two Community Council’s meeting place, which will be run by the Council
and owned by Paster.
A groundbreaking ceremony will take place on April 11th at 2:30pm and will be attended by the Mayor of St. Paul, Melvin Carter, the new St. Paul City Council Member, Kassim Busuri and other interested parties. The groundbreaking will begin at the Realife Co-op at 1355 Phalen Blvd for speeches, snacks, etc. Contingent upon weather, the party will then head to the site for a photo op. The press is invited to join the celebration. Constuction has commenced and tenants expected are to take full occupancy in late 2019. Director of Real Estate Development, Mike Sturdivant led the project on the Paster Properities side and said that, “We are thrilled to be a part of this project in Saint Paul. It has been exiting to see this project come to fruition after several years of planning and we look forward to our tenants opening in 2019.” Dr. Bruce Corrie, City of Saint Paul Planning and Economic Development Director adds, “We are pleased that Saint Paul’s first Opportunity Zone project is Phalen Village, which will provide direct community benefits such as healthcare, groceries and multiple gathering spaces for all neighbors to enjoy.”
