Barrel House Office Building
ICM Realty Group, the international real estate investment and management firm, announced today that it has completed a building-wide renovation of its Barrel House office building. One of the area’s best located office properties at 111 3rd Avenue South, Barrel House is a landmark fixture in Minneapolis’ famed Mill District submarket. The property was purchased in March 2016 by ICM. The building-wide renovation included significant capital improvements and the creation of building amenities. The renovation restores the building to its original “brick and timber” roots, while adding significant modern-day amenities. A full building common area renovation, restroom renovation, redesigned and upgraded entrances and lobbies, and base building system modifications are some of the major improvements completed. An outdoor roof-deck overlooking the Mississippi River and indoor atrium lounge, along with meeting spaces located throughout the building are some of the new amenities created. Coupled with the renovation is the property’s rebranding into the Barrel House. “We’ve tailored the renovation plans to meet the needs of today’s tenants in our quest to deliver an improved property that will provide an exceptional experience at great value. Rebranding the property is our way of shepherding in a new era of the building’s celebrated history,” said ICM’s Managing Director Andrew Webb. Located in the Mill District neighborhood with direct access to the waterfront, Barrel House maintains a prestigious river front address with immediate proximity to housing, hotels, shopping, dining and entertainment. Situated at the 3rd avenue bridge entrance, the property enjoys prominent visibility, provides convenient access to all major highways and is walking distance from the downtown core. In order to deliver the best service possible, ICM has engaged Ryan Companies for the property management and enlisted the services of Brent Erickson, Jim Montez and Nick Sveen with Cushman & Wakefield for the project’s leasing needs.
