Select Comfort Corporation, creator of the Sleep Number® bed, has exercised an expansion option on its 211,000-square-foot office lease at the AMEX Minneapolis office building located at 1001 S. 3rd Ave. in Minneapolis, MN, growing to a total of 238,000 square feet.
The seven-story, 563,157-square-foot, 4-Star office building was built in 1988 on 2.5 acres in the Minneapolis CBD submarket of Hennepin County, in direct vicinity of the Nicollet Mall. The property features covered parking, telecom / datacenter hosting, nine-foot slab heights, an atrium and access to public transit.
Several suites remain available for lease on the fourth floor of the tower, ranging from 13,289 to 46,267 square feet each. Transwestern’s Reed Christianson, Erin Wendorf and William McDonald exclusively represent the landlord, DCI Technology Holdings LLC.
Emily Nicoll and John Ferlitta with CBRE represented Select Comfort in its initial lease, dated October 21, 2016. The tenant is in the process of relocating its headquarters from suburban Plymouth, MN to its new downtown facility, which is expected to house more than 900 employees, a call center, research and development lab and executive office space when the company takes occupancy this fall.
Select Comfort’s existing lease remains in force in regards to base rent and other terms applicable to both its former and expanded space in the building. In addition, its amended lease provides that the company will contract directly for a food service vendor that will operate within the property’s food court, considered part of the building’s common area in terms of rentable square feet.
